Apartments for sale on Lake Como from €300k to €1m
It surprises many buyers that in sought-after Lake Como a lovely apartment with good lake views can be yours for a budget of around €300,000, including purchase taxes and legal fees. Around this budget you can find recently built apartments with one or two bedrooms which have good lake views and offer a sound rental opportunity and up to 100m2 of living.
Lift your budget to €600,000 or above and you can find a really special apartment, probably with three bedrooms and maybe with significant outside space.
Newly built apartments
Development land is limited, but local builders provide the market with a modest supply of newly built apartments, almost always with one or two bedrooms at quite attractive prices. Finding apartments that are well designed is important for international buyers; maximising the lake views, providing usable outside space and with a sensible internal layout.
New build apartments are always in small developments. Typically there are no more than twelve apartments and some include a swimming pool for use by the owners – a big plus for most international buyers and a real boost for anyone looking to rent out their apartment.
It is almost always the case that an apartment is built to a ‘builder’s finish’ – meaning a completed structure with all internal finishing to be undertaken once you commit to purchase. The purchase price includes internal finishing to a specified standard (for example with a particular range of bathroom fittings, and an allowance for floor tiling). This enables you to personalise your apartment through the choice of materials, with the completed price adjusted according to your choice of more or less expensive supplies. This gives you the end result you desire, with the assurance it is completed by the builder and before you purchase.
If you are not specifically looking for a newly built apartment then your choice will be broadened considerably by looking at purpose built apartments that are being re-sold and conversions where an entire villa has been divided into apartments. Some modernisation is likely to be required as it is unusual for an apartment to be maintained or brought up to international standards.
Sometimes this will involve no more than redecoration and upgrading of kitchen and bathrooms. In other cases you will have an amazing result by taking on a very unattractive interior at a very appealing price and having a major renovation; this can go as far as moving internal walls and taking advantage of unused attic space. The capital gain on completing a project can be very attractive.
