    Welcome to our second newsletter.  We will keep you up to date on our developments
    
and provide some information about Italy that you may find useful - in this edition a little
    about capital gains tax, golf and the Umbria Jazz Festival.


                                

Gubbio - flythrough launched

We have used the latest computer graphics technology, combined with photographs to produce a full four-minute flythrough for our San Vittorino development near Gubbio in Umbria.  This enables you to see and understand the whole development of eight homes and the style, well before the renovation and landscaping has been completed.

   Sterling prices 


Given the recent changes in the Euro exchange rate we have adopted Sterling guide prices for the remaining properties at Rancale and the attractive off-plan terms available at San Vittorino near Gubbio.  This eliminates an area of possible uncertainty for UK purchasers.  Contact us  if you would like further information.


 

Golf in Umbria

The Trent-Jones designed golf course at Antognolla, just 5 minutes' drive from our Rancale development, has recently been reopened under new ownership.  The challenging 18 hole championship course now benefits from a newly restored clubhouse.  Green fees and clubhouse prices are very good by UK standards and the course is uncrowded so it is easy to play whenever you wish. 


Umbria Jazz Festival

Jazz enthusiasts list three great jazz festivals which take place each year - Montreux, Chicago and Umbria.  We are really fortunate that the Umbria Jazz Festival is based in Perugia, within 30 minutes drive of our Rancale and Gubbio properties.

From 11 to 20 July 2008 the historic streets of Perugia will be filled with music lovers from around the world.  The sounds of every form of Jazz will emanate from bars, restaurants and street corners, creating a fantastic atmosphere.  The festival has attracted some of the biggest names in Jazz over the years.  Musicians Dizzy Gillespie, Stan Getz, BB King and Miles Davis have all performed here.  This year Herbie Hancock and Sonny Rollins are amongst the confirmed artists and for the festival finale on the 20th, American super group REM take to the stage.  


 

Capital Gains Tax - the plain facts

There has been widespread press comment that second home owners need pay no capital gains tax on selling an Italian property if they have owned their Italian property for 5 years.  This is hugely misleading as for UK taxpayers there is still UK capital gains tax to be paid in the UK.

The real story is that from April this year UK capital gains tax was reduced to just 18% on the sale of an Italian property. And if you have owned that Italian property for more than 5 years then there is no additional tax payable in Italy.  This has significantly enhanced the financial attraction of buying Italian property.
