There are typically two types of investment opportunities available on Lake Como – capital gain and rental income. The main attraction for international clients seeking investments on Lake Como is the opportunity to generate a significant capital gain, have a property to enjoy and gain rental income when they are not personally using their newly renovated home.
Renovate and gain
There are many opportunities to buy an older apartment in poor condition, modernise comprehensively to international tastes and then sell to secure the capital gain. Provided you choose wisely in terms of both location and the ready ability to transform a property (removing some internal walls will often provide a great transformation from dark and awkward to bright and open) then you should expect to make a capital gain of at least 30% of your spend, potentially much more, with a 2-year period from acquisition to re-sale.
Buy and rent out
If rental income is your aim then by selecting carefully it should be possible to generate a return of at least 5% pa on a rented apartment. The availability of a shared swimming pool will add significantly to your rental returns with only a modest addition to purchase costs. Finding an unloved property to renovate involves lower expenditure and so will generate a higher return on the capital invested, as well as giving you the opportunity to have personal usage so that you can spend time on Lake Como.
