Luxury villas on Lake Como offer excellent views, wonderful outside space and modern interiors. Sometimes this is achieved by taking an older property and completely remodelling internally and perhaps externally also. Otherwise you will find a limited number of newly built villas coming to market each year within this price bracket.
The trend has been to build modern villas with 3 or 4 bedrooms and a reasonable amount of living space, set back from the lake. An underground garage and outside space for a pool are quite usual, and most offer good lake views. Newly built villas are often purchased with a final fittings and finishes budget included so you can choose the interior style to suit your tastes.

It is often the case that a new villa is constructed as far as ‘builder’s finish’ – meaning a completed structure with all internal finishing to be undertaken once you commit to purchase. The purchase price will include internal finishing to a specified standard (for example with a particular range of bathroom fittings, and an allowance for wood or tiled floors). This enables you to personalise your apartment through the choice of materials, with the completed price adjusted according to your choice of more or less expensive supplies. Agreeing a purchase at an early point in a build schedule can allow you to devise your own internal layout, lighting plan and have sufficient plug sockets which can be a real plus.
Space is at a premium on Lake Como and we know which modern villas will provide the degree of privacy and security you require. New villas are most often found around Menaggio, Tremezzo, Mezzegra and Lenno, or on the hillside above Cernobbio, with other opportunities scattered around the attractive areas of the lake.
Modern villas tend to follow a fairly standard design format, which is nevertheless quite acceptable to most international buyers. There are some builders and architects who apply rather more imagination and produce a more eye-catching finished product, with the price tag probably reflecting this stamp of individuality.
Within a budget of around €2m you will not usually find a modern villa that is lakefront, unless you go to more distant towns on the lake where travel times tend to be significantly longer and the local infrastructure less well developed.
A luxury villa on Lake Como will please the international buyer from the views and the sensible use of external space (alfresco dining may seem unusual to many Italians but is essential to almost every international buyer) to the thoughtfully arranged interiors with a good flow for modern living, stylish interior finishes and modern facilities. Air conditioning is likely to be included, useful for the hottest summer weeks, and fully zoned underfloor heating for the cooler months.
A good number of our clients looking for a luxury villa will conclude that anything available when they are looking to purchase is not quite to their personal tastes. Perhaps you will feel the need to change the kitchen, prefer a different style of bathrooms, or find that for your style of living the bathroom/bedroom configuration does not quite work. It would seem a pity to take a beautifully maintained villa that does not quite suit and then take it to pieces.
We are able to find individual villas at much more modest prices that are in the right location with the right views and desirable degree of privacy, yet they are tired and run down, in need of a substantial overhaul. As you move up through the budget range the chance of being lakefront (essential for some, and not desired by others) increases, with a pontoon being likely and for the fortunate few a full boathouse.
